We check the gas safety record, EICR, EPC and smoke and carbon monoxide alarms, and book anything that’s due.

Our 3-tier checks cover credit, income and Right to Rent, through an external vetting agency.
The tenancy is e-signed, a photographic inventory is completed and the deposit is protected (by you, on Budget). We update the council and utility companies.

Six things landlords worry about, and what happens on each package.
On managed packages, we contact your tenant about the arrears. Premium includes rent guarantee and legal cover, subject to the insurer’s terms. A Section 8 notice is included on Premium and costs £120 on Gold and Economy.
It goes to Spectro, our own maintenance team, 24 hours a day. Arranging it is included on Premium and Gold, and costs £30 per job on Economy. You pay what the work costs, with no mark-up on contractor invoices.
We arrange renewals on Premium and Gold, and for £30 each on Economy, plus the contractor’s cost. On Budget, renewals stay with you.
End-of-tenancy deposit handling is included on Premium and Gold, and costs £180 on Economy, which requires a check-in inventory. If you want us to find the next tenant, the new tenancy fee applies. The free 60 days is for new properties only, so it doesn’t apply again.

Every package has a one-month cancellation policy. If we can’t put a complaint right, you can go to the Property Redress Scheme.
You get a named contact who knows your property, our own maintenance team for repairs, and people who pick up the phone. We’re landlords too, so we look after your property the way we look after our own.

Management costs 7.5% of the monthly rent for rent collection, 12% for full management and 18% for full management with rent guarantee, all including VAT. Each new tenancy costs £600 including VAT. Tenant find only costs one month’s rent plus VAT, with a minimum of £720 including VAT. Every fee is on our price list.
When we take on a new property on Premium, Gold or Economy, you pay no monthly fee for the first 60 days. It’s for new properties only, so it doesn’t apply again each time you re-let. The new tenancy fee still applies. The trial isn’t available on Budget, which has no monthly fee.

Yes. One agency agreement covers all four packages, and every package has a one-month cancellation policy.
Yes, at any time, including in the middle of a tenancy. Your tenancy carries on unchanged and switching to us is free. Check your current contract for its notice period and any exit fees, and we’ll read it for you if you send it over.
Yes, that’s our Budget package. We market the property, run the viewings, vet applicants and prepare the tenancy agreement for you to sign. Your tenant pays the first month’s rent and the deposit directly to you, and you protect the deposit. Our fee is due when you accept a tenant, before the agreement is signed.
Spectro, our own maintenance team, available 24 hours a day. We never add a mark-up to contractor invoices, so you pay what the work costs. On Economy, there’s a £30 charge per job as well as the contractor’s cost.
We’re members of a Client Money Protection scheme and the Property Redress Scheme, and we’re UKALA accredited and ICO registered. On our managed packages, tenants’ deposits are protected with the Deposit Protection Service (DPS).
