What it means for landlords
Since 1 May 2026, rent can only be increased once a year, using a Section 13 notice with at least two months’ notice. Tenants can challenge an increase they think is above the market rate, so any rise needs to be backed by local evidence. If you’re planning a rent review, we can tell you what similar homes near yours are actually letting for.
What it means for tenants
Your landlord can only raise the rent once a year, and must give you at least two months’ notice using the official form. If you think a proposed increase is higher than similar homes nearby, you can ask the First-tier Tribunal to decide.
