How renting with us works

Eight steps from your first enquiry to collecting your keys. Select a step to see what happens.

01
Step 1 of 8

Find your home

Browse our properties to let on our website and on the major property portals. Every home is advertised at a fixed rent, so you’ll never be asked to bid against anyone.

Search our properties to let

02
Step 2 of 8

Ask about a viewing

Get in touch about any property you like. We’ll ask you 10 simple questions to make sure it meets your requirements, so you don’t waste a trip.

03
Step 3 of 8

View the property

We book a viewing at a time that suits you and show you around. If you like the property, let us know and we’ll explain what happens next.

04
Step 4 of 8

Apply online

Fill in our online application form. We’ll also ask for your last three months’ bank statements and a copy of your photo ID, such as a driving licence, passport or European ID card.

Tip:Have your documents ready before you start. It’s the quickest way through.

Open the application form

05
Step 5 of 8

Reserve with a holding deposit

If we both agree the property is right for you and we’re happy to progress your application, we ask for a holding deposit equal to one week’s rent. This reserves the property while we complete your checks, and it goes towards your tenancy deposit.

06
Step 6 of 8

Referencing checks

We pass your details to an independent vetting agency for full referencing, including a credit check and an income check.

Right to rent:If you’re not a British or Irish citizen, we’ll ask for your right to rent share code so we can check it online. You can get a share code on GOV.UK.
07
Step 7 of 8

Sign and pay

Once your references come back satisfactory, we agree your move-in date. You sign your tenancy agreement, then pay your first month’s rent and your tenancy deposit, minus the holding deposit you’ve already paid.

08
Step 8 of 8

Collect your keys and move in

We hand over your keys, protect your deposit with the Deposit Protection Service (DPS), and let the utility providers and the local council know you’re moving in. You’ll also get a photographic inventory of the property.

Remember:you’re responsible for all bills from the day your tenancy starts.

What you’ll need to apply

Have these ready and your application will move faster. Tick them off as you go.

How your holding deposit works

  • It’s one week’s rent, the most the law allows.
  • When you sign, it goes towards your tenancy deposit.
  • If we or the landlord decide not to go ahead, for example because your references aren’t satisfactory, you get it back in full within 7 days.
  • You could lose it if you give false or misleading information, fail the right to rent check, change your mind, or don’t take reasonable steps to sign by the agreed deadline, which is usually 15 days.

What you’ll pay before you move in

Enter the monthly rent to see your costs. We only charge rent, a holding deposit and a tenancy deposit. There are no fees for referencing, admin or paperwork.

Moving-in day

Here’s what happens when you get your keys, and what you’re responsible for.

Your keys

Once you’ve signed your tenancy agreement and paid, you collect your keys and the home is yours.

Your deposit, protected

We protect your deposit with the Deposit Protection Service (DPS) within 30 days and send you the details. It stays protected until your tenancy ends.

Bills and council tax

We tell the utility providers and the local council that you’re moving in. You’re responsible for all bills, such as council tax, energy and water, from the day your tenancy starts.

Photographic inventory

You get a photographic inventory with a full schedule of condition, so we all agree how the property looked on day one. We’ll expect it back in similar condition, allowing for fair wear and tear.

Documents you’ll receive

Keep these safe for the length of your tenancy.

  • Your tenancy agreement
  • Gas safety record, if there’s gas
  • Electrical safety report
  • Energy performance certificate (EPC)
  • Deposit protection certificate and information
  • Your photographic inventory

Your rights under the Renters’ Rights Act

The Renters’ Rights Act 2025 changed renting in England from 1 May 2026. Here are the main points for tenants and for landlords.

For tenants

No fixed end date

Your tenancy is an assured periodic tenancy. It rolls on until you or your landlord end it, and you can leave by giving two months’ notice.

No bidding

Homes must be advertised at a fixed rent. Landlords and agents can’t ask for, encourage or accept offers above it.

Limits on rent in advance

You can’t be asked for rent before you sign your tenancy agreement, and never for more than one month in advance.

One rent increase a year

Rent can only go up once a year, on the official form, with at least two months’ notice. If you think it’s above the market rate, you can challenge it at the First-tier Tribunal before it starts.

Pets

You can ask to keep a pet. Ask in writing. Your landlord must reply within 28 days and can only refuse for a good reason.

Fair treatment

Landlords and agents can’t refuse you because you have children or receive benefits. Everyone goes through the same affordability checks.

A legal reason to end a tenancy

Your landlord can only end your tenancy for a reason set out in law, and through the courts. If they want to sell or move in, they can’t use that reason in your first 12 months and must give four months’ notice.

Your terms in writing

Your landlord must give you the key terms of your tenancy in writing. Your new rights apply even if an older agreement still says “assured shorthold”.

Read the full guide

GOV.UK’s guide to assured periodic tenancies explains your rights in detail.

For landlords

Periodic tenancies only

All tenancies are now assured periodic tenancies with no fixed term. Possession is through the Section 8 grounds only.

Rent reviews

Rent can rise once a year with a Section 13 notice and at least two months’ notice, at a market level. Rent review clauses no longer apply.

Fixed asking rent

Every property must be advertised at a fixed rent. You can’t invite or accept offers above it.

Rent in advance

No rent can be taken before the tenancy agreement is signed, and no more than one month in advance.

Pet requests

Consider each request on its merits and reply in writing within 28 days. You can only refuse for a good reason.

Fair access

No blanket bans on families with children or tenants who receive benefits. Affordability checks still apply.

Landlord database

Landlords in Worcestershire and the rest of the West Midlands must register by 14 March 2027. Read our guide.

Coming next

A landlord ombudsman, the Decent Homes Standard and Awaab’s Law are on the way for private rentals.

When you move out

Give two months’ notice

Tell us in writing. Your tenancy ends at the end of a rent period, at least two months after your notice.

Check-out inspection

We inspect the property and compare it with your move-in inventory, allowing for fair wear and tear.

Your deposit back

Once we agree any deductions, your deposit is returned within 10 days. If you disagree, the DPS offers a free dispute service.

Renting with us: your questions answered

What do I need to apply to rent a property?

You’ll need our completed online application form, your last three months’ bank statements and photo ID, such as a driving licence, passport or European ID card. If you’re not a British or Irish citizen, we’ll also ask for a right to rent share code.

How much is the holding deposit, and do I get it back?

The holding deposit is one week’s rent, worked out as the monthly rent × 12 ÷ 52. When you sign, it goes towards your tenancy deposit. If we or the landlord decide not to go ahead, you get it back within 7 days, unless you gave false or misleading information, failed the right to rent check, changed your mind, or didn’t take reasonable steps to sign by the agreed deadline.

What checks do you carry out?

An independent vetting agency carries out full referencing, including a credit check and an income check. We also check your right to rent, as the law requires.

Do I need a right to rent share code?

Only if you’re not a British or Irish citizen. You can get a share code on GOV.UK and send it to us so we can check your right to rent online. British and Irish citizens can show a passport instead.

How much do I pay before I move in?

Your first month’s rent and your tenancy deposit, minus the holding deposit you’ve already paid. The tenancy deposit can’t be more than five weeks’ rent, or six weeks’ if the annual rent is £50,000 or more. You only pay rent after you’ve signed your tenancy agreement.

Do you charge any fees?

No. We only charge rent, a holding deposit and a refundable tenancy deposit. We don’t charge for referencing, admin or paperwork, and we don’t charge the other fees the law allows, such as fees for changing your tenancy or for late rent.

Can I rent with a pet?

You can ask to keep a pet. Send your request in writing with a description of the pet. Your landlord must reply within 28 days and can only refuse for a good reason.

Can I apply if I receive benefits or have children?

Yes. All applicants are welcome to apply, and everyone goes through the same affordability checks. It’s against the law for landlords and agents to refuse tenants because they have children or receive benefits.

Who pays the bills?

You do, from the day your tenancy starts. That includes council tax, energy and water. We let the utility providers and the local council know you’re moving in.

How do I report a repair, and what if it’s an emergency?

Report non-urgent repairs through our online repairs portal, with photos. For emergencies, call us on 01386 443 597 at any time. If you smell gas, call the National Gas Emergency Service on 0800 111 999 first.

How is my deposit protected?

We protect your deposit with the Deposit Protection Service (DPS) within 30 days of receiving it and send you the details. At the end of your tenancy, it’s returned within 10 days of agreeing any deductions. If you disagree, the DPS offers a free dispute service.

How much notice do I need to give to move out?

Two months’ notice in writing. Your tenancy then ends at the end of a rent period.

Can my rent go up?

Only once a year, using the official form, with at least two months’ notice. If you think the new rent is above the market rate, you can challenge it at the First-tier Tribunal before it starts.
