So, you’re looking for a new place?

Here's what you can expect from us

Step 1: Book a viewing

You’ve chosen a place, so now you need to select a time. Once this is agreed upon, we show you around and share all we know about the property – but we still like answering questions, so as away.

Step 2: Referencing

It is a tasking process, but we endeavour to make it easy. Please prepare a proof of identity (a passport or a driving licence are best) and contact details of your employer, and we may need to contact your previous or current landlord. At times, we are required to obtain personal references, and in some cases, we may need to use an independent referencing agency.

Step 3: The key (and the paperwork)

Worry not, we’ll take care of the inventory and prepare a detailed list of the property’s contents. You and your landlord will have a copy of that document so that all is transparent and all parties are on the same page. Once all appropriate documents have been signed, we can welcome you to your new home.

From 1 June 2019, the only payments that landlords or letting agents can charge to tenants in relation to new contracts are:

  • rent
  • a refundable tenancy deposit capped at no more than 5 weeks’ rent where the total annual rent is less than £50,000, or 6 weeks’ rent where the total annual rent is £50,000 or above
  • a refundable holding deposit (to reserve a property) capped at no more than 1 week’s rent
  • payments associated with early termination of the tenancy, when requested by the tenant
  • payments capped at £50 (or reasonably incurred costs, if higher) for the variation, assignment or novation of a tenancy
  • payments in respect of utilities, communication services, TV licence and Council Tax
  • a default fee for late payment of rent and replacement of a lost key/security device giving access to the housing, where required under a tenancy agreement

We’d like to inform you that, as a commercial decision, we only charge rent, holding deposits, and refundable security deposits. We do not charge any other fees permitted under the Tenant Fees Act 2019, such as variation fees or default fees for late payment of rent. We believe these additional fees shouldn’t be charged to tenants, and we are committed to making the renting process as fair and transparent as possible.
