Section 21 Notices Less Common Than Thought: Insights from the English Housing Survey 2022-2023

The latest English Housing Survey (2022-2023) has shed new light on the prevalence and nature of Section 21 notices in the rental market. Contrary to common belief, only 37% of evicted households reported receiving a Section 21 notice. A larger portion, 51%, experienced informal requests to vacate their properties.

Additionally, the survey reveals that private renters in England generally feel secure in their housing situations. An impressive 78% of private renters reported feeling safe from eviction, and more than two-thirds felt confident enough in their housing stability to make long-term life decisions.

Further demographic insights indicate that most private renters are satisfied with their current tenure, with 68% having no plans to move. Those who did intend to move cited reasons such as seeking better accommodation (34%) and the end of their tenancy (25%).

For property management agents, these findings underscore the importance of understanding tenant perspectives on security and tenure. The data suggests that fostering a sense of stability and addressing informal eviction practices can enhance tenant satisfaction and retention.
